Paul Pelosi Jr., the son of Speaker of the House Nancy Pelosi, has been caught up in a sixth FBI probe in a five-year investigation that includes the bribery of a San Francisco official in a corrupt real-estate venture involving a squalid flop house owned by his ex-girlfriend.

The at-length investigation is now focusing on an indicted building permit fixer who allegedly bribed a city official. The plot allegedly involved nixing permit violations on Pelosi Jr.’s ex-girlfriend’s property referred to as “The Pit.”

Rodrigo Santos, who is the former president of the San Francisco Building Inspection Commission and was a permit expeditor, was indicted for fraud in November, according to the Daily Mail. Prosecutors contend he arranged for clients to donate thousands of dollars to building inspector Bernie Curran’s favorite non-profit in exchange for permits. Both Santos and Curran deny any wrongdoing and are set to appear in court on February 4.

One of Santos’ clients wrote a check for $1,500 to the Golden Gate Youth Rugby Association in an apparent effort to sway Curran to remove violation notices against the dilapidated Mission District Hotel, better known to building inspectors as “The Pit.” The dump has a lengthy history of permit violations according to text messages obtained by federal investigators.

The clients were not named by prosecutors. But the Daily Mail is reporting that Pelosi Jr. was allegedly attempting to secure permits for the property and fix code violations at the time.

A number of Pelosi Jr.’s associates have been subpoenaed and interviewed including his ex-girlfriend, the building’s former owner, her attorney, and a consultant in the sale of the hotel. All of them assert that FBI agents questioned them about Pelosi Jr.’s involvement in the property.

Pelosi Jr. has admitted he was “helping remove the citations from the property” in a February 2019 report obtained by the Daily Mail.

The criminal complaint against Curran and Santos shows text messages that allegedly discuss the bribery scheme.

“I will forward the address to Curran. He will abate it,” Santos allegedly wrote to his client at the time. “Please drop off a check payable to Golden Gate Youth [Rugby] Association for $1k. Bernie’s nonprofit.”

“With pleasure,” the client responded and then sent Santos a picture of a $1,500 check with the message, “Made the donation and it is being sent today.” The check was never deposited by the club.

An anonymous building inspector told media outlet Mission Local that in 2018, Pelosi Jr. met with him and attempted to “get rid of Notices of Violation” on 1312 Utah Street where the hotel is located.

Another ex-girlfriend named Nicole Bulick stated that the FBI started investigating Pelosi Jr.’s involvement in “The Pit” back in 2017 and that he was interviewed three times over it.

Pelosi Jr.’s business associate Naveen Singha, who was a consultant on the sale of “The Pit,” was also interviewed by federal agents concerning him in 2019.

“They showed up at my warehouse and said ‘tell us about this guy.’ They were good-looking, they reminded me of Agents Mulder and Scully from the X-Files,” Singha remarked. “They were looking at Paul regarding the Utah Street property.” Singha would go on to provide the agents with documents concerning the property.

Karena Apple Feng, who is a former owner of the property, was also reportedly interviewed by those same agents over a number of months.

Feng’s attorney, Kevin Martin, wrote to her a month earlier informing her that “two FBI agents came by my office yesterday asking for details and information about the Utah property transaction. They presented me with a subpoena directed to you at my care seeking the relative documents.”

The subpoena asked for “any and all records regarding property located at 2601 24th Avenue,” which is an alternate address for the property.

Pelosi Jr. appears to have been financially involved with the property over the last seven years. He was the listing agent on a July 2015 contract for the $4 million sale of the building by Feng to a company called West Edge Halo, Inc.

Feng claimed in a 2019 lawsuit that Pelosi Jr. had defrauded her and helped West Edge Halo steal her property. The lawsuit was dismissed when the court held that Feng lacked standing in the matter.

West Edge Halo was represented by attorney David Lonich, who was convicted in December of 2017, sentenced to six years in prison, and ordered to pay $19.2 million in restitution for bank fraud, wire fraud, attempted obstruction of justice, and other offenses in an unrelated case. He would go on to be released on compassionate health grounds in April 2021.

The realtor for West Edge, Bill Garlock, was found to have been “defrauding plaintiffs through false representations” in bankruptcy court in 2016.

According to former Utah Street property manager Katherine Fuentes, the property is a hotbed for addicts and prostitution. She claims it is crawling with “rats, roaches, and lice,” has trash piling up outside because of unpaid city bills, and periodically only has one working bathroom that was shared by dozens of tenants. She said the property should be condemned.

Pelosi Jr. was also involved with five companies that were probed by federal agencies according to the Daily Mail. He allegedly has ties to or worked for a host of fraudsters, rule-breakers, and convicted criminals tied to scamming schemes.
